SYRACUSE — The median home selling price in Central New York rose 5.8% during the first nine months of 2026 compared with the same period in 2025, while closed sales declined 0.6%, according to a housing market report released Oct. 22 by the Greater Syracuse Association of REALTORS® (GSAR).
The figures cover single-family residential activity in Cayuga, Madison, Oneida, Onondaga, Oswego and Seneca counties and were compiled from the Central New York Information Service.
“Home sales throughout our region have remained steady, boosted by increasing inventory through the first three-quarters of the year,” said Dave Manzano Sr., GSAR president. “Newly listed homes continue to draw the highest buyer interest, but we continue to help our community members obtain the keys to their new homes across all areas and price ranges, regardless of the amount of time the home has been on the market.”
“As we head into the last quarter of the year, we do anticipate that the rise in mortgage rates above 7% will create a market headwind resulting in some potential homebuyers pausing their search,” said Reginia Tuttle, GSAR CEO. “While selling prices have remained strong, as inventory continues to grow, buyers will have some negotiating power to help offset rising rates. The number of homes listed for sale in our region has not been this high since late 2019.”
From Jan. 1 through Sept. 30, 2026, closed home sales totaled 5,690, down 0.6% from the same period in 2025. September closed sales totaled 761, down 7.1% from September 2025.
The median sales price for the first nine months of 2026 was $264,500, up 5.8% from the same period in 2025. September’s median sale price was $270,000, up 1.9% from September 2025.
At the end of September, 2,262 homes were listed for sale, an increase of 55.7% compared with a year earlier.
